Landed Home Price Declines Come In The Wake Of Price Fall In Detached Homes

In the latest evidence of a cooling property market, landed homes are the next hit. Based on the flash estimates of the 4th quarter 2013 URA price index for private homes, prices of landed private residences slipped by 1.2% quarter-to-quarter. This is the first time, this segment registered a decline since 2nd quarter 2009 when the index tumbled 4.73% after already nosediving for three straight quarters. Here we present to you the URA price indices movements for overall landed homes, and its three different components: Detached, Semi-Detached and Terrace, for the last three years.

Source: URA The decline in the price index could well have been expected given that the price index for landed detached has been on a steady downward trajectory since the 2nd quarter 2013. Semi-detached homes also shared the decline in the 2nd quarter 2013. Nevertheless, the estimates for the 4th quarter is only preliminary, and the actual estimates to be released at the end of this month may be uplifted by price growth in the smaller and more affordable terrace houses.
