Elite UK REIT (Elite) reported that its 2H24 Distribution Per Unit (DPU) rose 5.8% year-on-year (YoY) to 1.47 pence, bringing 2024 DPU to 2.87 pence, up 5.0% YoY.
In 2H24, revenues declined a marginal 0.9% YoY to £18.4 mn.
Net Property Income (NPI) declined 15.2% YoY, largely due to lower dilapidation settlement income recorded and only partially offset by lower other property expenses.
Dilapidation income relates to dilapidation settlements paid and payable by tenants upon the surrender of certain leases of vacant assets.
Despite the fall in net property income, Elite UK REIT’s distributable income rose by 6.5% YoY due to interest savings from strategic capital management and interest rate optimisation.
Also, there were tax benefits arising from capital expenditure on sustainability enhancement works.
