Acrophyte Hospitality Trust – Lower Net Property Income with higher costs and hotel management changes

Decline in Net Property Income (NPI) Acrophyte Hospitality Trust reported Net Property Income (NPI) of US$5.3 million in 1Q 2025, representing an 18.1% year-on-year decline. Revenue for the quarter stood at US$33.5 million, down 7.7% year-on-year, primarily due to the disposal of three hotel properties. After adjusting for these asset sales, revenue growth was largely flat at -0.1% year-on-year. Adjusted NPI, however, fell by 11.4%, impacted by transitional changes in hotel management at seven properties and unusually high utility expenses in the United States. Revenue per available room (RevPAR) also declined, reaching US$81 in 1Q 2025 compared to an average of US$96 in FY 2024.
