- Riverfront Residences (Hougang Ave 7) — A condo with lower entry psf (~S$1,725), larger 3-bedroom units (1,066–1,292 sq ft), longer remaining lease (~93 years), and upcoming catalysts like the Cross Island Line and Paya Lebar Air Base redevelopment yet to be priced in.
