Two Singapore REITs have announced property sales worth almost S$1 billion combined. At first glance, both transactions appear remarkably similar—selling mature assets, reducing leverage and creating more financial flexibility.
But after digging through the details, I came away with a very different conclusion.
In this video, we compare Frasers Centrepoint Trust's (SGX: J69U) proposed divestment of White Sands and OUE REIT's (SGX: TS0U) proposed sale of Crowne Plaza Changi Airport to understand whether these are truly examples of smart capital recycling—or whether they reveal two very different capital allocation stories.
Rather than focusing only on the headline sale prices, we'll look at what really matters: the impact on recurring DPU, balance sheet strength, the intended use of proceeds, and ultimately, how investors should judge whether these transactions create long-term value.
As always, this video is intended to help long-term income investors think more deeply about REIT capital allocation decisions rather than simply reacting to the headlines.
