Choosing A Longer HDB Loan

A comment by Andy from Tacomob in a previous post on HDB loans led to this post. I was sufficiently intrigued to try and dig out my calculations from 5 years ago. Unfortunately, they are nowhere to be found. Heck, so I made new ones! This time, I cheated by using a financial calculator app, though. Sidetrack a little for now – I saw this post yesterday on buying a first home and the … [Read more...]

Upscale Property Cracks Emerging?

Just saw this interesting article on the Straits Times: Banker buys out 45 of the 55 units of an upscale FH condo in town. 45 out of 55 is kind of absurd, isn't it? Since it was a bulk deal, he managed to get in at $2300psf, or an 18% discount. For a FH condo in town, that really isnt too bad. It's 2 blocks away from an upcoming TEL station and just down the road from the Botanic … [Read more...]

Why I think reducing the Starting Land Lease of HDB flats from 99 to 60 years won’t help much

I bumped into a good friend not too long ago while I was on my way to a seminar. The conversation shifted again to one of the topics that we like to complain incessantly about, which is housing in Singapore is expensive. I made a resolution this year not to get into too many debates that lead nowhere but I do have a takeaway that some frightful things such as the fear of not being able to … [Read more...]

Important rules to find good bargains at auctions

Auction sale of properties are on the rise in a lackluster market plagued by slow rental and high vacancy. With a worsening economy, both auction properties and mortgagee sales are expected to flourish in 2017. A mortgagee sale happens when the owner of the property defaults on mortgage payment. The mortgage bank then steps in to repossess the property and put it up at auctions for … [Read more...]

Mr. Propwise’s 2017 Singapore Property Market Outlook

By Mr. Propwise It’s that time of the year where I take a look back at what’s happened over the past twelve months, then try and say something intelligent about the future direction of the property market over the next year. But this year I’m particularly apprehensive, as 2016 was the year where the majority of forecasters failed to accurately call the most major events such as Brexit and the … [Read more...]

Dealing with 4 types of tenants from hell

What’s the biggest headache of first time landlords? Slow economy? Soft market? Sibor rise? Bad agent? No tenant? Try again. If you had been a landlord before, you would agree with me that no tenant is still better than bad tenants. As the saying goes, being single is far better than being stuck in a bad relationship. If You were to Renovate your Home again, how Differently will you do it this time?

One of the early pain points back in 2000 shaped the way I looked at what are things that I value and do not value nowadays. Back then, my parents bought a new flat and like all for flats they don’t come with much so you need to do the work. My dad was especially looking forward, since for people their generation, big homes equate to wealth or you have made it. Being a contractor, he … [Read more...]
