A friendly exchange with a reader prompted me to review my own investment goal and my style of analysing a S-REIT. The reason why I focus solely on REITs is because I have an interest in the product. REITs are fairly easy to understand as an asset class, though analysing the track record of the REIT's management team may require you to put in some work.
